Should Appliances Be Included in the Sale of a Home

When you sell your home, your REALTOR® will ask what items will be included or excluded in the sale. When it comes to things like appliances, deciding whether to include them – or to make them a negotiable item – is a decision that rests with the seller.

While most appliances don’t significantly add or subtract from the value of the home, buyers generally assume that custom-sized appliances will be included in the sale. If you’re considering taking your appliances with you, know that appliances in one home might not fit or look right in another.

If your final decision is to take the appliances with you, consider replacing them with new units of at least equal value before you open the door to potential buyers. Keep in mind that appliance choices are critical to the overall design of a kitchen and buyers pay special attention to appliances when they tour a home.

Never leave the decision of whether or not to include appliances in the sale price up in the air. You’ll have a much smoother transaction by making that decision before you sign the listing agreement with your REALTOR®.
