How to Prepare for a Home Appraisal

If you’re selling your home or refinancing, you will most likely be required to have an appraisal on your property. By preparing for the appraisal, you’ll improve your chances of getting a favorable result, so consider the following:

  • Compile a list of home improvements, repairs and upgrades you’ve made. Include what you did when and what the projects cost.
  • If you’ve remodeled, include a copy of the plans plus a survey, if available.
  • Spruce up your home and make any minor repairs that might be needed.
  • Make sure that all areas of your home are readily accessible.
  • Maximize your home’s curb appeal by sprucing up your yard, making sure that the lawn is cut and shrubs are trimmed.
  • Research homes that are currently for sale and that have recently sold in your area and review this information with the appraiser.

Most appraisers prefer that you don’t accompany them as they tour your home, but you should remain available to answer any questions about the property or the neighborhood.
