When is a Building Permit Required?

Considering having some work done on your house? Most municipalities require building permits for a variety of projects. If a building permit is required, it must be obtained BEFORE any work begins… even if you plan on doing the work yourself. Here are some common projects that require building permits.

Putting on new siding or a new roof. Foundation repair. Demolition projects. Remodeling of kitchens and baths. Putting on an addition. Finishing a basement recreation room. Adding a garage, shed or gazebo. Installing decks, fences, hot tubs or spas. Putting in a swimming pool. Any project that requires electrical or plumbing work. Replacing or installing new heating, air conditioning, fireplaces or wood burning stoves. Adding a new driveway. Installing a lawn irrigation system. Burying downspouts or replacing roof gutters.

If work is being done by a professional contractor, they’ll usually obtain the proper permits for you, but always ask to see the permit to make sure. Any work that requires a permit must be inspected as part of the process – and homeowners are responsible for any work done without permits. Since requirements vary from area to area, contact your local building inspector before undertaking a project.
