Many home sellers have experienced a real estate transaction as a buyer but never from the seller’s side, so here is an explanation of the roles a seller plays when selling their home.
The seller selects a REALTOR® to represent their interests and to guide them through the process.
The seller works with their REALTOR® to set an asking price. While a REALTOR® will give a professional, objective opinion to help price the home competitively, it is the seller who makes the final pricing decision.
The seller prepares the home for sale and makes the property available for showings and inspections.
In most states, the seller is obligated to disclose any known defects or potential problems with the property to prospective buyers.
The seller works with their REALTOR® to review and respond to offers.
And finally, at the closing, the seller will sign documents and pay any settlement fees.
