Pricing your home correctly when selling can be challenging but it is one of the most critical steps in the home selling process. One of the most common reasons why a home hasn’t sold is because it is overpriced. Here are some telltale signs that your home is priced incorrectly:
- You’ve had few or no showings.
- You’ve had plenty of showings, but no offers.
- Your home has received poor showing feedback from brokers or potential buyers.
- Your home is priced higher than similar homes in your area.
- Other homes in your area are selling but yours is not.
- Very few buyers are attending your open house.
- You’re receiving multiple lowball offers.
Remember, it’s not how much money you need that determines the sale price of your home… it’s how much a buyer is willing to pay. If after 30 or 60 days you’ve had little or no activity, it’s probably time to sit down with your Realtor® to re-evaluate your asking price.
